Cleaning and Grounds Maintenance
We are committed to maintaining a high standard in our communal areas.
This dedication extends to both cleaning and grounds maintenance, ensuring a pleasant environment for all residents.
This is what you can expect from our regular cleaning and grounds maintenance service:

Communal Cleaning
- Regularly hoover carpets and mats (if electric supply available).
- Sweep all hard floors.
- Mop all hard floors.
- Clean all interior glass surfaces, including vision panels, but excluding windows.
- Wipe hand plates and kick plates.
- Wipe skirting, architraves, window ledges and fittings.
- Polish switches and sockets.
- Wipe handrails and banisters.
- Dust spindles.
- Wipe fire extinguishers (where applicable).
- Spot clean walls.
- Assess communal areas and report any defects.
- Clean external windows monthly.
Not included:
- Removal of fly tipping.
- Carpet cleaning.
- Removal of stubborn stains like paint, bodily fluids etc.
- Removal of dog fouling.

Grounds Maintenance Summer Season (Mid-Mar to Mid-Oct)
- Site visits every 2-3 weeks (weather permitting).
- Grass to be cut and mulched for added nutrients.
- Lawn edges and abutting footpaths, walls, and beds to be strimmed.
- Weeds to be sprayed (weather permitting) and removed during the next visit.
- Litter picking of grassed and hardstanding areas.
- Shrubs and hedges pruned (additional visits for access and egress where required).
Not Included:
- Removal of fly tipping.
- Removal of dog foul.
- Collection of grass cuttings.
- Pruning or removal of trees.
- Jetwashing patio or paved areas.
- Planting or turf areas.
- Removal of established planting or shrubs.

Grounds Maintenance Winter Season (Mid-Oct to Mid-Mar)
- 5 visits (weather permitting).
- Removal of debris from all areas (grass, flowerbeds, and paved areas).
- Grassed areas to be edged.
- Trimming of shrubs and hedges.
- Harsh pruning and thinning out of shrubs and hedges (as needed).
- Treatment and removal of moss.
Not Included:
- Removal of fly tipping.
- Removal of dog foul.
- Collection of grass cuttings.
- Pruning or removal of trees.
- Jetwashing patio or paved areas.
- Planting or turf areas.
- Removal of established planting or shrubs.

Communal areas
You are not permitted to keep any items within the communal areas. Items in the communal area are a fire risk, including bikes and prams and are also prone to theft. Leaving items in the communal area is a breach of your tenancy agreement. Perpetrators who leave items in the communal area will face tenancy enforcement action.

Fly-tipping
Fly-tipping is the illegal dumping of waste and is a crime. In addition to being unsightly, fly-tipping also causes an increase in rodent activity, which can lead to significant health issues. If you’re found disposing of your rubbish improperly, your tenancy could be at risk, and you will be charged for removal costs and issued with a fixed penalty notice from the Council of £400.

Dog fouling
Dog fouling is an environmental crime. Dog fouling left behind by irresponsible dog owners will be subject to tenancy enforcement, and you will be issued with a fixed penalty notice from the Council of £75. Do not allow your dog to foul in any of the internal or external areas. If your dog does foul, please pick it up and dispose of it responsibly.
