How we make decisions and our improvement action plan

The Governance Standard looks at how our organisation is managed by our Board.

We have been awarded a G2 grade, which means we meet the Regulator’s requirements, but there are some improvements which can be made to make sure we are performing at the highest standard.

What the regulator said

“Our judgement is that the landlord meets our governance requirements but needs to improve some aspects of its governance arrangements to support continued compliance.

“[Oversight] needs to be strengthened in relation to certain aspects of the safety and quality of its homes, particularly the management of damp and mould and non-decency of its homes.”

What this means for you

We are strengthening how we monitor our services and homes so that issues can be identified earlier and improvements can be made more quickly. This will help us continue providing safe, good-quality homes and services for our tenants.

Our improvement action plan

We have an improvement action plan and have begun implementing changes to strengthen our reporting framework, including:

Improvement Area 1: Stronger oversight of damp, mould and home quality

What the regulator said

The Regulator said we should strengthen how certain information about damp and mould and the overall condition of our homes is reported to and monitored by our Board.

What we’re doing

  • Providing our Board with more detailed information about damp and mould cases and the condition of homes.
  • Introducing dedicated reports on the safety and quality of homes on a regular basis.
  • Carrying out additional independent checks to review how we manage damp and mould and prepare for Awaab’s Law.

What this means for you

We will be able to identify and respond to damp, mould and home quality issues more quickly, helping to ensure homes remain safe, healthy and well maintained.


 

Improvement Area 2: Stronger reporting on repairs and customer outcomes

What the regulator said

The Regulator said our Board should receive more detailed reports about repairs, maintenance and potential future challenges, to help them better understand customer outcomes and service performance.

What we’re doing

  • Improving how performance issues and risks are identified, reported and escalated.
  • Providing more detailed information on repairs and maintenance performance.
  • Introducing regular reports to communicate trends in customer experiences and the condition of homes to the Board.

What this means for you

We will make greater use of tenant feedback and service information to improve repairs and maintenance services, helping us respond more quickly and improve tenants’ experiences.


 

Improvement Area 3: Planning for future challenges

What the regulator said

The Regulator said we should strengthen our testing of future risks and ensure the Board has clear oversight of how we would respond to different scenarios.

What we’re doing

  • Regularly reviewing how we would respond to future challenges, helping to ensure your home remains well maintained and our services continue to run smoothly.
  • Identifying and reviewing actions we would take in a wide range of scenarios.
  • Completing an additional independent review of our stress testing arrangements.

What this means for you

We are strengthening our planning for future challenges so we can continue investing in homes and delivering services that tenants can rely on.
