Awaab’s Law: Protecting what matters most

We want to assure our customers that your safety and wellbeing remains our highest priority. Following the new government regulations, we are fully committed to implementing Awaab’s Law, a crucial step forward for tenant safety and housing standards across the UK.

Awaab’s legacy

The new legislation was introduced in memory of Awaab Ishak, a two year old boy who tragically died in December 2020 due to a respiratory condition caused by prolonged exposure to severe mould in his home in Rochdale. Despite his parents repeatedly reporting the dangerous conditions, the necessary action was not taken by the social landlord. Awaab’s Law is a direct and powerful response to that tragedy, creating a legal obligation for landlords to act quickly on serious hazards so that this devastating failure can never happen again.

What Awaab’s Law means for you

Awaab’s Law sets strict deadlines for social landlords to respond to repair issues and we are committed to acting quickly to keep you safe in your home.

 

Emergency hazards

If you report an emergency hazard (e.g severe mould, gas leak, or electrical fault), we must:

Black mold in the corner of the window sill.  Moldy plastic windows.

Significant hazards, including damp and mould

For less immediate but still significant hazards, the law requires us to follow these steps:

  1.  Investigation – Within 10 working days of becoming aware of the hazard.
  2. Written update – Within three working days of the investigation finishing, providing you with a summary of the findings.
  3. Make safe (safety work) – Within five working days of the investigation finishing.
