The importance of granting home access for essential works

Published: 2/2/2025

One Vision Housing recently obtained a lifetime injunction against a customer who repeatedly refused to allow our maintenance team access to their property for mandatory stock condition surveys. This legal action, while necessary in this instance, serves as a reminder of the critical importance of allowing access to your home for essential works.

Granting access for essential maintenance, such as gas safety checks and property condition surveys, is crucial for the safety and well-being of our tenants and their neighbours, and keeping your home in good condition. Refusals can pose significant risks and may unfortunately lead to legal action, as seen in this recent case.

Injunctions are a last resort for One Vision Housing. These legal proceedings come at a considerable cost, diverting resources that could be better utilised for improving services and enhancing the living experience for all our customers.

Why is home access important?

  • Preventative measures: Regular maintenance, including property inspections and electrical repairs, is essential for ensuring the safety and security of your home. Timely access allows for the identification and resolution of potential issues before they escalate into more serious and costly problems.
  • Compliance: Many maintenance tasks, such as gas safety checks, are legally required to ensure compliance with health and safety regulations. This is crucial to safeguarding our customers, properties, and communities.
  • Community wellbeing: By ensuring the safety and proper functioning of homes within our communities, we contribute to the overall well-being and safety of everyone.
